Leak identified. Caught neighbour's landlord leaving with a toolbox as I was getting into my car. He said pipe froze & burst.

Oh good.

Well, not good for him, but good that you face only a cleanup problem, not a repair problem.

If you have damage, by the way, you might be able to make a claim against his insurance policy. At the very least, it would probably be worth letting the neighbor know that you got water from his burst pipe, so he can accurately fill out the paperwork.
